Master Planned Communities

Master Planned Communities offer amenities with beautiful parks, jogging, hiking or bike trails, dog runs, skate park areas, volleyball courts, tennis courts or basketball courts, softball fields, and lots of green grass for running and playing soccer, or just getting together for a picnic. Other amenities may include shopping centers close by with specialty shops, boutiques, and fine dining. Many of these communities have easy access to freeways, libraries, and schools.

Below are the Master Planned communities found in the Las Vegas, North Las Vegas and Henderson areas:

Anthem Located in the south/west area of Henderson, NV, it is a private guard gated golf course community of over 1600 homes centered around a championship Hale Irwin/Steven Foster golf course. With more than 5 separate home communities surrounding the gated section and golf course, there are many home styles and floor plans to choose from. The Country Club itself offers fine dining, fitness center, tennis and clubhouse events center. All just 15 minutes from the strip. With prices ranging from $300,000 for tract homes in the 1.200 square foot range to over $5,000,000 for Luxury Anthem custom estates.

Aliante Del Webb's newest Sun City project built in the far north along the I-215 beltway as part of the new Aliante master planned, 55+ community. There are 7 models and the community features a 6,900 yard 18 hole championship golf course, plus pool, fitness center, computer center, tennis, crafts and all the other wonderful Sun City amenities. Aliante is the smallest of the Las Vegas Sun City offerings with just about 2,000 homes total. There are numerous resale homes at Sun City Aliante in North Las Vegas. The homes range in size from 1,155 to 2,105 square feet. Prices start in the high $100,000's up to the mid $300,000's.

Desert Shores is a lush established planned community of scenic man-made lakes in the northwest at the eastern edge of Summerlin. Residents stroll or bike along 8.5 miles of community trails watching the ducks and swans that call the neighborhood home. The lakes are stocked with fish so residents can boat or fish, and at the center of Desert Shores is the resort-style community center with the "lagoon," a large, shallow pool with a manmade beach plus sand volleyball courts, spa, basketball courts and picnic areas. There is also competitive tennis available at the Racquet Club, a small town home community. Desert Shores homes, condos and town homes range from just over 1200 square feet to well over 4800 square feet. There are lavish custom estates right at the water's edge with private boat docks. Home prices range from low $100.000 to well over $1,200,000.

Eldorado, in the far north of the Valley, in North Las Vegas, the Eldorado community offers modestly priced homes in a lovely family setting with parks and schools within the development. Part of the city’s growing "Golden Triangle", this area is great for first time home buyer and large families who need a lot of home for the money. This is an established community with mountain range views. Eldorado is 25 miles north of the Las Vegas Strip and McCarran International Airport, allowing residents a comfortable break from the “big-city” atmosphere that’s palpable in other Las Vegas communities. Homes range from just over 1100 square feet to over 4200 square feet. Home prices are from mid $100,000 to low $400,000.


Elkhorn Springs Located in the northwest portion of the valley close to Mount Charleston and the ski resorts. Elkhorn Springs consists of several neighborhoods, each with its own style. Most of the communities feature traditional homes but are newer and vary in sizes and style. Being near Mt. Charleston, Lake Mead National Recreation Area & Red Rock Canyon National Conservation Area offer outstanding occasions for outdoor recreation. Now most services are available in the area, including schools and shopping. Residents have the option of becoming a member of the nearby Elkhorn Golf Club, an 18-hole championship golf course with a teaching center located on site, and a 16,000 square-foot clubhouse. Homes range from just over 1600 square feet to well over 4300 square feet and range in price from the low $200,000 to high $500,000.

Green Valley is on the southeast side of the Valley in Henderson. With more than 8,400 acres of homes and condos, this lush, beautiful area offers neighborhood parks and walking trails, and has an outstanding array of shops, gourmet restaurants and retail services in close proximity. As well as having one of the top ten high schools the whole United States in 1997 overall for both academics and athletics. This is a strong family-based community with many choices for boys and girls of all ages and a range of activities. Homes here range from 1202 square feet to over 11,000 square feet and the price range is just as broad starting in the mid $100,000 up to over $4,000,000.

Green Valley Ranch is the sister community to Green Valley just southwest of at a higher elevation in the Black Mountain foothills. Offering even more biking trails, parks, walking paths, green belts and wonderful schools with panoramic views of the Las Vegas Valley below. There are three accessible neighborhood parks in the immediate area and they feature lighted baseball fields, basketball courts, volley ball courts, picnic facilities and playgrounds. Plus all the high end shopping, events, galleries, and more at the District for all the family to enjoy. Homes range in size from just over 1000 square feet up to just over 8000 square feet and range in price from the low $200,000 to $1,675,000. 

Iron Mountain Ranch is one of the smaller master planned communities located on the far northwest side of town offering a totally gated neighborhood with four wooded parks and walking paths with ponds and brooks. Close to Mt. Charleston, Lake Mead National Recreation Area & Red Rock Canyon National Conservation Area the outdoor recreational choices abound. And though more remote than central Las Vegas, local businesses and shops are in close proximity. Homes in this community range in size from 1396 square feet to over 3200 square feet with prices from the high $100,000 to just under $600,000. 

Lynbrook is another one of the small master planned communities also on the far northwest side of town. This development is a totally gated neighborhood with four wooded parks plus walking paths with ponds and brooks and prices are incredibly affordable. Sizes are from 1200 square feet to just over 3600 square feet. Prices start in the high $100,000 to mid $300,000. Updates coming soon for amenities in this community.

Peccole Ranch is a family neighborhood popular for its pocket parks and walking paths located west of the city between the Lakes and Summerlin. This 640 acre community is comprised of common areas and 46 acres of tree lined paseos and walkways for the enjoyment of all the residents. This master plan consists of twenty two separate neighborhoods, ten of which are gated communities. The area has single family subdivisions, multiple family complexes, shopping centers, and office buildings. Parks, golf courses, and the community have its own clubhouse and tennis courts. The homes range in size from 1200 to over 3000 square feet and prices start from the high $100,000 to the high $400,000.

Seven Hills has some of the most incredible views in the in its 1300 acre hillside community at the top of the McCullough mountain range in the southwest area of Henderson. The community has loads of parks, tennis courts, basketball courts, walking paths, and playgrounds, winding paseos and green belts and an 18-hole championship golf course and the Butch Harmon School of Golf. This community is surrounded by boutique shops, gourmet restaurants, theaters, fitness facilities, and the schools are considered among the best in the Clark County School system. Homes here range from 1200 square feet to well over 10,000 square feet, with prices ranging from the mid $200,000 to well over $6,000,000.


Southern Highlands master planned community is situated on 2300 acres in the southern foothills, overlooking Las Vegas with more acres of parks, walking trails, tennis courts, baseball fields, and lakes. There are two distinct neighborhoods. One on the northern half of Southern Highlands, on beautiful tree lined streets you'll find dozens of great family with entry level condos and homes. On the southern half is the upscale guard gated neighborhood of Southern Highlands Golf Club. "The Estates" provide the perfect setting for people ready to create a spectacular custom home in a prestigious environment. Summerlin is the largest master planned community in the valley and rated #1 for growth in the entire nation for a number of years. Summerlin real estate is spread out over some 22,500 acres on the northwest side of Las Vegas and offers every amenity with an array of parks, biking and hiking trails, tennis courts and pools, recreational facilities, shops, schools, libraries and business districts as well as a performing arts amphitheater. This community is more committed than ever to low water-use landscapes even with its numerous public and private golf courses and retirement communities. With its single family starter homes, condos and exquisite, custom home developments there is literally something for everyone. Homes range in size from 895 square foot condos to well over 13,000 square foot custom homes. This area also has a large rental property option with prices starting in the $1200.00 range, and purchases starting from the high $200,000 to well over $21,000,000.

The Lakes Located directly west of the Strip and south of Summerlin. The Lakes community was built around several large man-made lakes and offers a variety of water sports. Because of the green belt areas, water features, and jogging trails for residents, and its hub of activity close to the Strip, you don't have to go to the strip for activities and entertainment. There are lots of great shopping and schools located close by as well. The main community lake is private and available exclusively for homeowners and their guests. With sail boats and electric power boats permitted on the lake, weekends find residents gliding serenely through the canals and waterways. Homes range from 1205 square feet to over 10,000 square feet in size and prices from the mid $100,000 to over $4,600,000 range.
